Shopping for a new home but can’t find what you’re looking for because there are literally NO homes on the market? Or the homes you fall in love with are sold in a blink of an eye?

New construction might make the most sense for you. Think about it, you get to pick the floorplan, the lot, and all of the finishes that go inside. It’s custom-made for you.

Buying, designing, and building a brand new home is super exciting and fun, but it doesn’t come without its challenges. Usually, the most frustrating part is actually finding the floorplan and community that works best for you. Locating the perfect new-home in a sea of builders can be overwhelming.

Because we focus on new-homes, we end up spending a lot of time in new-home communities all over the Charlotte area. We learn about the different builders, get to know the builder’s sales agents, become familiar with the different plans, the options they offer, and so on. 

Plus every member of our team has worked directly for new-home builders. We know how they build, we know their contracts, we know what to expect.

Here’s an example of how easy it can be to find your dream home… 

Meet The Hooks. They are moving from Virginia to be closer to family. They’re first-time homebuyers and they don’t know much about the area or builders, except for what they’ve learned from some online searches. 

Prior to our first meeting, we had a call to find out exactly what they were looking for in a new-home and what they’ve liked best so far from their online searches. The goal here is to help narrow down our targets to 3-5 communities. Nothing is more frustrating than driving around from community to community all day. By the end of the day, you can’t remember any of the homes you saw.

We decided to start the tour at The Hooks’s top choice community that they found from their online searches. It was a Smith Douglas Homes community in Mt Holly. We spent some time there and then toured a few other communities built by M/I Homes and Ryan Homes in Gastonia. It became clear that the very first floorplan that they saw at Smith Douglas fit them the best. But the community itself didn’t. They didn’t have lots that worked for the plan that they loved and the location was a little far away from where they really wanted to be.

So what to do?

Most of the time the builder’s agent only gets commissions in the community they represent. If the community doesn’t work for the customer, the agent doesn’t think to suggest other communities where the builder sells and builds the exact same plans. The Hooks had no way of knowing that Smith Douglas also built that same plan in other communities. And that one of those communities, The Villages at Cramerton, was a perfect fit for them. 

It just so happened that I was very familiar with The Villages at Cramerton. I had done deep competitive research on it for one of my builder clients who had been interested in building there. Another builder client had asked me to sell some finished close-out homes they had there. And another builder client had considered building townhomes there. Needless to say, I knew the community well.

The Hooks already loved a home plan and I knew that they would love this community. It had big yards, backed up to a golf course, was in an up-and-coming area, and was only a few minutes away from their family. 

The rest was easy from there…

Once they saw the community and available lots they agreed that it was perfect for them. They liked it so much that they purchased it THAT DAY! 

In one day- it might have been less than 4 hours- we found the perfect community, the perfect home, and the perfect lot to build it on! It really doesn’t get much easier.

It was a super smooth build process. Great communication from the builder’s agent and production team. And they delivered a very nice, well-built home. 4 months later they moved into their new Smith Douglas built home.
